Overview
Kalles Property Management (KPM) is hiring a General Manager to lead strategy, operations, growth , and oversee multiple divisions across the South Puget Sound region. This leadership role is ideal for candidates with experience in property management, real estate operations, asset management, or business leadership.
The General Manager will oversee P&L performance, team leadership, operational efficiency, and strategic growth initiatives, working closely with ownership to expand KPM’s portfolio and market presence.

Key Responsibilities
Operations & Financial Management
- Lead day-to-day operations for residential property management division, community association division, and property services division.
- Manage P&L, budgeting, forecasting, and revenue growth strategies
- Improve operational efficiency, systems, and processes across teams
- Track KPIs and deliver performance reporting to executive leadership
- Oversee project execution and ensure alignment with company goals
Leadership & Team Management
- Lead, coach, and develop high-performing teams across multiple departments
- Conduct performance reviews, employee development, and succession planning
- Partner with leadership to resolve employee relations issues
- Foster a culture of accountability, collaboration, and customer service excellence
Business Development & Growth
- Identify and pursue new business opportunities in property management and real estate
- Develop and execute marketing and growth strategies
- Build relationships with property owners, investors, HOAs, and community partners
- Support lead generation and portfolio expansion
Client & Stakeholder Relations
- Maintain strong relationships with clients, tenants, vendors, and stakeholders

Qualifications
- Bachelor’s degree in Business Administration, Finance, Accounting, Real Estate, or related field
- 3–5+ years of experience in property management, real estate operations, or business management
- Strong experience managing budgets, financial reporting, and P&L performance
- Proven leadership experience with team management and employee development
- Knowledge of rental property operations, HOA/community association management, and lease administration
- Strong skills in business development, relationship management, and strategic planning
Compensation & Benefits
- $100,000 – $150,000 annual salary (DOE)
- Performance-based bonus and incentive compensation (OTE ~ $200K)

- Must be dependable, presentable, have a broad understanding of maintenance/property issues and be able to work professionally with homeowners, tenants and other Kalles

Roles and Responsibilities:
- Provide quality customer service to Kalles Property Management tenants and owners
- Review, initiate and complete daily roster of work orders
- Be prepared for each job assigned
- Communicate any problems or additional work necessary as a result of the property visit/repair
- Limit repairs to those listed on the work orders
- Report and track hours on a daily basis
- Turn in receipts for all purchases
- Properly operate and maintain Compass equipment / vehicles, report deficiencies
- Be willing to assist with any after hours emergency as necessary
Qualifications and Skills:
- Maintenance Skills: Unit turns, painting, landscaping, drywall repairs, simple plumbing and some electrical a plus.

Job Summary: Community Association Manager
The Community Association Manager is responsible for providing the overall supervision of our community associations. The Community Manager interacts with internal and external clients including homeowners, vendors, board members and committee members, as well as staff within the local office.
Community Association Manager Duties and Responsibilities
- Supervise the operation and administration of the Association in accordance with management agreement and the Association's policies and procedures.
- Acts as or oversee the primary liaison with the Association Board of Directors and homeowners as needed.
- Perform/Direct administrative and management duties as requested by the Board of Directors and in accordance with the management agreement.
- Ensure Association Management tools are being effectively developed and utilized such as annual calendar, action item list, resolution worksheets, timed agendas, RFP matrixes, committee charters, operating budget, etc.
- Review monthly financial reports and ensure management summary is submitted to the association Board of Directors.
- Provide and/or oversee recommendations to the Association Board of Directors and committees regarding major capital expenditures as required to maintain the desired community appearance and operation.
- Monitor delinquency rates and collections process for account portfolio.
- Attend Board meetings per the management agreement and community events as needed.
- Prepare Board packages according to established time frames.
- Ensure Board of Directors is aware of legal actions involving the Association.
- Maintain unit and contract files relating to the operations of the Association.
- Assist Board of Directors with architectural review process and/or routine inspections as necessary.
- Responsible for maintenance of company software data base, including updating resident information.
- Responsible for routine and special project vendor management including performance evaluation as contracted.
- Coordinate and/or oversee inspection of building facilities and/or common area and arrange appropriate follow up actions as required.
- Oversee the AP process in accordance with properties processes and procedures.
- Other duties as assigned.
Your experience and skills:
- Knowledge of communities/property/real estate and homeowners associations.
- Knowledge of the role of the association board, the Community Association Manager, and how those roles interface with the requests of homeowners.
- Knowledge of typical business correspondence (grammar, structure, punctuation, spelling, etc.) at a proficient level.
- Knowledge of conflict resolution techniques at a proficient level.
- Professional communication skills (phone, interpersonal, written, verbal, etc.).
- Professional customer service skills.
- Self-motivated, proactive, detail oriented and a team player.
- Time management and time critical prioritization skills.
- Bachelor’s Degree Preferred
- 1-5 years of community management experience preferred.
- Preferred to have CACM/CMCA certification
- Keen knowledge of budgets and the budgeting process.
- Strong knowledge of audits, reserve studies, bidding process, and Association governing documents.

- Market and show rental properties to prospective tenants
- Screen applicants, conduct background and credit checks, and select qualified tenants

- Operate and perform basic maintenance on all landscaping equipment
- Identify and report irrigation issues, drainage concerns, or property damage
- Maintain a clean, professional presence at all properties — you represent KPM
- Coordinate with property managers to address tenant and owner requests related to grounds
- Keep equipment clean, fueled, and ready — report needed repairs promptly
- 1+ years of landscaping, groundskeeping, or property maintenance experience preferred
- Ability to safely operate mowers, trimmers, blowers, and hand tools
- Strong attention to detail — KPM properties should look sharp, always
- Reliable, punctual, and self-directed: you manage your route and get it done
- Valid Washington driver's license and ability to operate a company vehicle/trailer
- Ability to work outdoors in all weather conditions; physical stamina for a full active workday
- Professional communication with property managers, tenants, and owners when needed
- WA pesticide applicator's license or willingness to obtain — a plus, not required
- Competitive pay: $22–$27/hr depending on experience
