Kalles Community Management

Association maintenance services

Our own maintenance division, available to the associations we manage as a separate contract.

Kalles Community Management runs an internal community association maintenance division. Because the crew already knows your property, a request gets handled faster and the quality of the work is checked by the same people who wrote the contract, not by a vendor reporting on itself.

How it works

Three things a board should know before deciding.

It is a separate contract
Maintenance is not bundled into the management fee. Costs are negotiated on top of it, so the board sees exactly what it is buying and can decline it.
The crew knows the property
The same people work your community week to week, so a request does not start with someone finding the building. Work orders are tracked and closed on record.
Outside trades where they belong
Specialized work goes to a preferred vendor program. Licence status, insurance and lien releases are verified before a contract executes, every time.
Bids stay visible
For larger jobs we write the bid specification and run the process. Having our own crew does not mean the board stops seeing third-party numbers.
Reporting a problem

Common area and association maintenance goes through the request form.

Anything dangerous, hazardous, or that will damage the property if it waits is a call instead: (253) 848-9393, press 5. For fire, gas or a natural disaster, call 911 first.

Tell us about the property and what the grounds need, and we will put numbers to it. Kalles Properties, Inc. has managed associations in Pierce County since 1994.
