Below are some of the most frequently asked questions from owners of Kalles Community Management. If you cannot find the answer to your question here, please contact the office at 253-267-8788.
Dues can be paid online, by check, credit card, or ACH (checking account automatic deduction). Cash payments are not accepted.
Account statements are available thru the Condo/HOA portal or requested by phone or email.
Dues pay for general maintenance of the common areas, capital expenditures, landscape maintenance for common areas, management fees, annual tax preparation, street and outside building utilities, garbage collection, Association's insurance policy, and may include other services depending on your association; please refer to your Association's budget for specific information.
The Board members are responsible for the protection, maintenance, and enhancing property values in the association.

Association documents are available through your Association's portal. You may also contact the property manager by email or phone.
Board members are volunteers with additional responsibilities. The management company provides stress free management for the Board of Directors and the Association. They serve as a liaison between the Board of Directors and Condo/HOA owners, handle all correspondence, collect association dues, pay association bills, provide monthly statements (if applicable), assure associations meet federal, state, and local standards, assist the Board with budgets, prepare agendas and facilitate Board of Directors and annual meetings, record and distribute meeting minutes, assist with the Association’s Reserve Study, provide 24-hour service for Condo/HOA owners, yard maintenance for common areas per contract, coordinate with vendors for additional maintenance and repair as needed, and assist with the annual tax filing and audits to name a few tasks.

Definition of Emergency: An issue that is dangerous, hazardous, or that if not addressed immediately could cause damage to the property or your personal well-being.

Yes, all changes must get the Board’s approval. Fill out an ACC (Architectural Control Committee) form and submit it to the property manager. Board of Directors approval is required prior to starting work. ACC forms may be obtained by emailing or calling the property manager or online (Association's portal).
Associations are part of residential property ownership that include member’s mandatory obligations, financial responsibilities and rules to preserve the architectural integrity, maintain common areas, and enhance property values in the community.
Owners are voting members who establish rules for the Association while the elected Board of Directors carry out the rules on behalf of its owners with the assistance of the property manager.
Owners have a right and obligation to vote on rules and budgets, attend meetings and voice their opinions, and expect fair treatment within the community. They are responsible for financial support (dues), maintaining their property according to established rules, and vote in community elections and other association issues.
Board members have a right to expect support from community members, privacy at home, and the opportunity to attend educational opportunities related to their position on the board. They are responsible for representing the association’s members by enforcing rules and policies established, maintain knowledge of the association’s governing documents with respect to state and local laws, attend and participate in meetings, treat all members fairly, prepare budgets, and encourage community involvement.
Building a sense of community starts with being involved in your community. Take an active role in the Association’s business by attending meetings and voting, reach out to your fellow members, treat each other with respect, organize or participate in neighborhood activities for example, barbeques, neighborhood block parties, charitable fundraisers, educational seminars, run-walk programs, etc.
