Kalles Properties, Inc. has managed rental homes, community associations and maintenance in the South Puget Sound since 1994. About 15 people work here, at our Puyallup office or remotely, and several have been with us longer than five years.

Maintenance Technician
Full time. Work across Gig Harbor, Tacoma and Puyallup. Position available immediately. Compensation depends on experience.
About the role
- Dependable, presentable, with a broad understanding of maintenance and property issues.
- Able to work professionally with owners, residents and colleagues.
- Valid driver’s license, clean driving record, and a background check.
Responsibilities
- Review, start and finish the daily roster of work orders.
- Arrive prepared for each job assigned.
- Report any problem or additional work found during a property visit.
- Keep repairs to what is on the work order.
- Report and track hours daily, and turn in receipts for all purchases.
- Operate and maintain company equipment and vehicles, and report deficiencies.
- Help with after-hours emergencies as needed.
- Give owners and residents good service while you are at their property.
Qualifications
- Unit turns, painting, landscaping, drywall repair and simple plumbing. Some electrical is a plus.
- Some tools required.
- Good attendance record and a valid driver’s license.
- Detail oriented, and able to work as part of a team.
Community Association Manager
Full time. Office in Puyallup, associations across the greater Puget Sound including Puyallup, Tacoma and Gig Harbor. $55,000 to $63,000 depending on experience.
The Community Association Manager runs the day to day management of our associations, working with homeowners, boards, committees, vendors and the rest of the office.
Duties and responsibilities
- Supervise the operation and administration of each association under its management agreement and its own policies.
- Act as, or oversee, the primary liaison with the board and homeowners.
- Carry out administrative and management duties as the board directs and the management agreement provides.
- Keep the association management tools current: annual calendar, action item list, resolution worksheets, timed agendas, RFP matrices, committee charters, operating budget.
- Review monthly financial reports and get the management summary to the board.
- Recommend, or oversee recommendations on, major capital expenditures.
- Monitor delinquency rates and the collections process for your portfolio.
- Attend board meetings per the management agreement, and community events as needed.
- Prepare board packages inside the agreed time frames.
- Keep the board informed of legal actions involving the association.
- Maintain unit and contract files, and keep resident information current in our software.
- Assist the board with architectural review and routine inspections.
- Manage vendors on routine and special projects, including performance evaluation.
- Coordinate inspection of buildings and common areas and arrange the follow-up work.
- Oversee the accounts payable process.
Experience and skills
- Knowledge of community associations, property and real estate, and how a board, a manager and homeowner requests fit together.
- One to five years of community management experience preferred. Bachelor’s degree preferred.
- CMCA certification preferred.
- Working knowledge of budgets, audits, reserve studies, the bidding process and governing documents.
- Strong written and spoken communication, and business correspondence at a proficient level.
- Conflict resolution, customer service, and time-critical prioritization.
- Self-motivated, detail oriented, and able to work independently.
- Strong Word, Excel and Outlook skills.

Landscaper
Full time, year round. Puyallup area. $22 to $27 per hour depending on experience. Monday through Friday.
You would maintain the grounds at properties in our own managed portfolio, on a consistent weekday schedule. No seasonal layoffs and no scrambling for hours. One employer, the same properties, and a route you own.
What you would do
- Mow, edge and maintain turf on a scheduled rotation across managed properties.
- Spring and fall cleanups: leaf removal, bed preparation, debris clearing.
- Prune and trim shrubs, hedges, ornamental trees and ground cover.
- Plant seasonal color, install mulch and maintain landscape beds.
- Operate landscaping equipment and keep it clean, fueled and serviced.
- Spot and report irrigation problems, drainage concerns and property damage.
- Work with property managers on grounds requests from residents and owners.
What we are looking for
- A year or more of landscaping, groundskeeping or property maintenance experience preferred.
- Safe operation of mowers, trimmers, blowers and hand tools.
- Attention to detail. These properties are how people judge us.
- Reliable, punctual and self-directed. You run your route.
- Valid Washington driver’s license, and able to operate a company vehicle and trailer.
- Able to work outdoors in all weather, with the stamina for a full active day.
- Professional with property managers, residents and owners.
- A Washington pesticide applicator’s license, or willingness to get one, is a plus and not required.
