If you have a maintenance request or repair you need to report please log into your Online Portal, select to Request Maintenance from either the homepage or the Maintenance tab. Please follow the prompt once logged in and provide as much detail as possible.

Amaintenance emergencyis typically justified when a problemposes an immediate risk to health, safety, or serious property damageandcannot waituntil normal business hours.

🚨Common Maintenance Emergencies
Call the emergency line immediately if there is:

  • Fire or fire risk
  • Active fire or smoke
  • Burning smells from wiring or appliances

Gas-related issues

  • Smell of gas
  • Suspected gas leak
  • ➡️ Leave the unit and call emergency services first if this happens.

Water emergencies

  • Burst pipes
  • Major flooding or uncontrolled water leaks
  • No water at all (in many jurisdictions)

Electrical hazards

  • Exposed or sparking wires
  • Power outages affecting only your unit due to wiring issues
  • Electrical shock or burning outlets

Heating or cooling failures

  • No heat in winter
  • No air conditioning during extreme heat (where required by law)

Sewage problems

  • Sewage backup into sinks, tubs, or toilets
  • Overflowing or non-functional toilet when it’s the only one in the unit

Security or access issues

  • Broken exterior door or window that won’t lock
  • Unit cannot be secured after a break-in
  • Tenant locked out due to landlord-controlled locks

Structural dangers

  • Collapsing ceiling
  • Major roof leak
  • Broken stairs or railings creating immediate danger

🚫 Usually Not Emergencies

These should be reported during normal business hours:

  • Dripping faucets
  • Minor leaks contained with a bucket
  • Appliance issues (unless they cause flooding or fire risk)
  • Cosmetic damage
  • Internet/cable outages
  • Pest sightings (unless severe or health-threatening)

⚠️ Important Notes

  • If life or safety is at risk, call 911 or local emergency services first, not just maintenance
  • Misuse of the emergency line can result in fees under many leases.
  • Always check yourlease agreementor local tenant laws for specifics.
