Maintenance Requests
When to call instead of using the portal
Fire, flood or blood. That is the short version and it covers most of it. If someone is hurt, there is a fire, or water is coming in, call. Do not file a request and wait.
Call rather than use the portal for any of these:
- No heat, no power, or no running water
- A gas smell, or a carbon monoxide alarm going off
- Flooding, or a leak you cannot stop
- Sparking outlets, a burning smell, or scorched wiring
- A sewer backup
- A door or lock that will not secure the home
- No working bathroom in the home
Call (253) 848-9393 and press 5. That line is answered outside office hours.
Everything else goes through your portal
A dripping tap, a sticky window, an appliance that is more annoying than broken. Those get scheduled.
Submitting through the portal reaches the right person straight away, keeps a record you can look back at, and lets you add photos, which usually means fewer visits to work out what is wrong.

What helps us fix it faster
- Where it is and what it is doing, in plain words
- Photos or a short video, especially for leaks, appliances and anything electrical
- When it started, and whether it is getting worse
- Whether there are pets we should know about before someone comes out
- The best number to reach you on to arrange access
Access
We will contact you to arrange a time. If you are happy for a technician to enter while you are out, say so in the request and note anything they need to know, such as a gate code or where a pet will be.
Office hours
The office is open 9:00 to 5:00, Monday through Friday, closed over the lunch hour. For urgent issues outside those hours, use the emergency line above.
