Your client needs a manager, not a listing. Kalles Properties, Inc. does not sell homes, so there is no path by which your client becomes someone else’s.

When a client decides to rent out a home instead of selling it, the referral you make says something about you long after the transaction. That is the whole reason this page exists, and it is why the structure matters more than the pitch.

Why agents send us work

Three things, and the first one is the only one that really matters.

We do not list homes for sale
Management is the only thing we do. We hold no sales side, so we are never in a position to take the listing when your client is ready to sell. When that day comes, they come back to you.
The property comes back documented
Move-in condition, an inspection about 90 days into each tenancy, and general checks after that, all on record. When you take the listing, you are not guessing at what happened during the tenancy.
One office, one market
About 300 rental homes in Pierce County, managed from East Main in Puyallup since 1994. Leasing, maintenance, landscaping and accounting are all our own staff, so your client is not chasing vendors.

Our criteria are published in full, so you know exactly what standard your client’s applicants are held to before you send them to us. Read the criteria
What your client pays

Management is 8 to 10% of collected rent, depending on the property. Onboarding is $250.

Published, so you are not sending someone into a conversation you cannot predict. For comparison, management fees in Pierce County generally run 8 to 12%.
