Maintenance is ours

Kalles Maintenance LLC is our own maintenance, landscaping and irrigation company, registered, bonded and insured in Washington. A work order goes to our crew, not into a queue at a third party.

Our written criteria go to every applicant before a fee is collected, as Washington requires. Income, credit, rental history, and the rules that apply inside Tacoma city limits. Read the whole document before you hire us.

Certified as a firm

Kalles Properties, Inc. holds the CRMC designation. NARPM awards it to a company, not a person: a Master Property Manager on staff, 500 verified unit-years, and an outside audit.

What we handle

The whole tenancy, start to finish.

Leasing
Pricing and marketing, with listings published straight from AppFolio. Showings, and screening every applicant against the written criteria.
Paperwork
Lease preparation, renewals, and the disclosures Washington requires at signing.
Money
Rent collection, monthly owner statements, and year-end 1099s.
Upkeep and compliance
Maintenance dispatched to our own crews. Inspections, notices, and the compliance work most owners would rather not track themselves.
What it costs

Management is 8 to 10% of collected rent, depending on the property. Onboarding is $250.

We tell you which end of that range you are at before you sign, not after. For comparison, management fees in Pierce County generally run 8 to 12%.
